Type and degree of building land use (Par. 2)

Only enterprises whose product ranges or main business are involved in biotechnology, its allied fields or requisite services are permissible within the scope of the development plan. Exceptions may be made for other enterprises if they do not detract from the overall site’s character of a “biotechnology park”. (Par. 2.1)

Only businesses and facilities which comply with the stipulated usage classes are permissible on the plots of the business park.  Businesses and facilities which fulfil the criteria of points 2.2.2.4 and 2.2.2.5 of the Brandenburg usage class guidelines will be treated as businesses and facilities of the next (“smaller”) usage class in the evaluation of permissibility.
Businesses of larger usage classes are permissible if proof exists that these businesses and facilities comply with the requirements for businesses and facilities permitted in the designated part of the building site.  Proof is to be provided by means of a survey report. (Par. 2.2)

Exceptions are made on plot 7 of the business park for small businesses providing accommodation, if these primarily serve to accommodate apprentices, trainees and visitors of the businesses within the scope of this development plan. (Par. 2.3)

Retail operations and utilities (horticultural businesses, petrol stations and places of public entertainment) are not allowed in the mixed-usage area according to § 6 Par. 2, Numbers 6, 7, 8. (Par. 2.4)

For buildings in the business park, the permissible eaves height in metres over the upper edge of the footpath, resulting from the appointed number of storeys proper, may only exceed the 3.5-fold of storeys proper stipulated by 0.5 m.  For buildings in the mixed-usage area, the permissible eaves height in metres over the upper edge of the footpath, resulting from the appointed number of storeys proper, may only exceed the 2.75-fold storeys stipulated by 0.5 m. (Par. 2.7)

For engineering halls and laboratory buildings, the permissible eaves height may be exceeded up to a maximum building height of 15 metres over the upper edge of the footpath. (Par. 2.8)

The permissible eaves height may be exceeded by technical facilities such as chimneys, ventilation systems, lifts, exhausts, silos and non-converted load-bearing structures. (Par. 2.9)

Advertising Structures (Par. 3)

Advertising structures are only permissible on the service site.  Direction signs are only permissible for common use. (Par. 3.1)

The size of the advertising structures may not exceed 2 hundredths the size of the wall area adjacent to the  public thoroughfare. (Par. 3.2)

Advertising structures may be fixed to the exterior wall or roof.  Advertising structures on the roof may not exceed a total height of 1.20 m. (Par. 3.3)

Roof pitch (Par. 12)

Flat roofs with a pitch of up to 3% are permitted on plots 5 and 6 of the business park.  Exceptions for other roof styles may be made if these are necessary for production or usage purposes and the ridge height does not exceed the permitted eaves height by more than 3.5m.  (Par. 12.1)

All styles of roof  are permissible on plot 7 of the business park as long as this does not result in a further storey proper above the stipulated eaves height.  (Par. 12.2)

Pitched roofs with a pitch between 25° and 40° are permissible in the mixed usage area. (Par. 12.3)
